We use 5 ft. white column posts with distinctive signs and attached flier boxes that enable potential buyers to see the For Sale sign even when cars are parked in front of it.We use state of the art GE Supra-lock boxes that record and report each and every entry by a real estate agent.We contact these agents after showings to solicit feedback and information that might assist in improving chances to sell your home.We do not rent this equipment to you, nor do we charge you for them (some rules apply).

oFMLS :We List your home on First Multiple Listing Service.

oCOMPARABLE MARKET ANALYSIS:We prepare a comparable market analysis report to provide you with our recommended listing price of your home.

oGEORGIA ASSOCIATION OF REALTOR FORMS:We provide all the forms you need from listing through closing.We don't charge you for them.

oWEB SITES:Real Estate Internet Marketing is the future of real estate sales. We subscribe to Broker Reciprocity - a program of the multiple listing services that allows all agents to market your home on their web sites.This is one of the most powerful selling strategies available because your home shows up on the web sites of any participating agent in the Metro-Atlanta area.With more than 40,000 agents in Metro-Atlanta and roughly one-half of them having their own or company web sites, your home will potentially show up in the searches of all who search for homes on the internet.This is global marketing. It's nationwide. In addition, we place your home on Realtor.com and List Hub which feeds your listing to a multitude of Major Real Estate Search Engines in Metro Atlanta and Nationwide.

oTERMITE LETTER:Partnering with Keystone Pest Control, we arrange a low cost listing and closing, State of Georgia termite letter for only $45.00.

oNEIGHBORHOOD REPORT:We prepare a neighborhood report for potential buyers to peruse when viewing your home.

oHSA HOME WARRANTY:This warranty can provide you with emergency repairs throughout the listing period for a small $65 to $75 deductible.When your home sells, you pay for the warranty at closing.If your home for some reason should not sell, then you pay nothing (some rules apply).

oVIRTUAL TOURS:We provide virtual tours for NO fee. and that Virtual Tour is uploaded to our website,  FMLS, YAHOO REAL ESTATE, and a host of participating websiteshat accommodate virtual tours at no cost to you.

oSTILL PHOTOGRAPHS:A collection of still photos of your home is displayed in FMLS, and a multitude of participating web sites.

oWE ARE WITH YOU ALL THE WAY, from listing through closing.We take the agent and customer calls; we negotiate for you; we advise you and assist you in any way necessary.

oSELLING AGENT'S COMMISSION:You decide how much to pay the selling agent: anywhere from 2% to 3.5% of the sales price.
